 When we obtain a new property listing, we would need to have the following documents: 

• Up-to-date tax certificate (Caderneta Predial)
• Up-to-date land registration certificate (Registo Predial/Certidão Permanente)
• Copies of last Deed (Escritura)
• Passport/ID of beneficial owner
• Approved property plans by the local town council (Plantas)
• Tax Identification Number of beneficail owner (Número de Identificação Fiscal)
• Energy Certificate (Certifiçado energético) 
• Certificate of incorporation (if the property is held in a company)
• When a buyer is found, you will be required to complete the KYC forms (KYC)
  
  Habitation license (Alvará de Utilização): a new law (Decree Law No.10/2024) came into effect on 8 January 2024, the Municipal Council has decided to stop issuing Habitation Licences starting from March 2024. This applies to ongoing cases where the license has not yet been issued, as well as to new projects starting after March 4, 2024. The process will be considered complete if you inform the council about your building and its purpose, submit all required documents, and pay the necessary taxes.
